CLEARMAN'S VILLAGE & KOHL'S FACT SHEET

Project Description Clearman's Village is located at the southwest corner of the Huntington Drive and Rosemead Blvd. intersection in the unincorporated portion of L.A. County known as the East Pasadena - San Gabriel community. The Project will be located on the existing 8.13 acre site, and provide about 650 parking spaces.

A new, two-story Kohl's department store (98,497 square feet) will be constructed on and effectively replace the existing Village retail shops which will close and be demolished.

The current North Woods Inn restaurant (15,000 square feet) will continue its operations unchanged. The current Galley Restaurant will close and be demolished, with a new Galley Restaurant (8,500 square feet) opening within the building which formerly housed the Steak 'N Stein restaurant.

Project Applicants Locally-based and family-owned J. Foley Enterprises is the current owner of Clearman's Village. The company operates each of the restaurants at the site. The company also owns and operates other restaurants in Southern California.

Kohl's is based in Wisconsin, and is rapidly increasing its southern California presence, having opened 28 stores in the region in March 2003. Kohl's employs more than 80,000 people nationwide.

Project Benefits Dining - restaurant customers will benefit from the continued operations of the North Woods Inn and a new, improved Galley Restaurant. The Project will provide the Galley with additional space to both serve customers and enhance its kitchen operations.

Shopping - families will enjoy the successful and popular Kohl's shopping experience, featuring brand name merchandise at moderate pricing.

Jobs - local area employment will get a boost, as more than 150 people will continue to be employed by the restaurants, and the new Kohl's store will create approximately 150 new, quality jobs.

Community - the community will gain momentum and prestige as the host of this enhanced dining and shopping facility. The community will also benefit from long-term employment, various environmental and community enhancements, and added sales tax revenue.

Project Review Process and Projected Timeline The Project Applicants are supportive of the County preparing an Environmental Impact Report (EIR) for the Project to enable a careful study of environmental impacts and appropriate mitigations, as well as to foster increased community awareness and input into the Project. The Project will require a zone change and conditional use permit, and is expected to be completed in 2005.
North Woods Inn The operations of the North Woods Inn restaurant, which offers individual diners and large groups the rustic log cabin atmosphere found in historic inns of the north woods, will continue unchanged for lunch and dinner, including its famous steak and lobster dinners, cheese bread and cabbage salad.
The Galley Restaurant The operations of the Galley Restaurant will be re-located to the building which housed the former Steak 'N Stein Restaurant, providing added space for serving customers and for complete and modern kitchen operations. The new Galley Restaurant will retain the "Boat" facade and theme in its newly renovated design. The Galley will continue to offer diners family-style meals for lunch and dinner and continue to be a great location to view sporting events with family and friends.
